Commercial Building Insurance – The last Thing To Hold Up Closing

Being a real estate owner or investor you probably know that closings on a new building could sometimes be very stressful. There are just so many pieces to the puzzle that need to fall into place.

There are sellers, buyers, attorneys, brokers and bankers. Everybody has their own interest in the deal, and you the seller care about one thing only at this point: you want everything to go smoothly without any complications.

By trying to satisfy everyone in the weeks before closing, some of the minor but most important details are being overlooked, and that is commercial building insurance.

Here is a typical scenario that usually happens 2 days before closing:

Banker is requesting proof of insurance.

Owner wants to have time to shop for the best option.

Banker in pressuring that without proof of insurance there is no closing.

New owner is pressuring insurance broker.

Insurance broker provides Proof of insurance.

Banker comes back with a list of changes he wants to see on the certificate of insurance.

Changes take time, and usually raise the premium.

Bank wants to see a paid in full receipt.  The new building owner doesn’t even have an account for this new LLC yet from where to pay the premiums from.

Everybody is under pressure.
