WHY DO I NEED TO BE AN ADDITIONAL INSURED ON MY COMMERCIAL TENANTS POLICY?
If your tenant was to be sued due to his negligence, you might be sued as well. You wouldn’t want your policy to be affected, by an increase in premiums, for example, due to negligence on the part of your tenant. If you are listed as an additional insured in your commercial tenant’s policy, then his carrier will have to pay it out of his policy and not yours. However, if anything occurs due to your negligence, then the tenants policy won’t cover you and for this reason you have your own policy.
